The Business Benefits of Predictive HVAC Maintenance

Your HVAC system is critical to business operations. Predictive maintenance, driven by advanced technologies, can benefit your HVAC system and your entire organization.

HVAC systems are essential for occupant comfort, health and productivity, but they're expensive to operate and maintain. HVAC systems alone account for more than half of energy use in commercial buildings, according to the U.S. Department of Energy (DOE). Proper HVAC maintenance is critical and today's technologies allow you to implement predictive maintenance strategies that can optimize system efficiency and performance.

What is Predictive Maintenance?

There are three basic types of HVAC system maintenance — reactive, preventive and predictive. Reactive maintenance involves addressing system issues or failures only after they occur. With preventive maintenance, regularly scheduled inspections, cleaning and servicing are used to ensure systems operate properly and to prevent potential breakdowns.

Predictive maintenance for HVAC systems uses advanced technologies like Internet-of-Things (IoT) sensors and data analytics driven by artificial intelligence (AI) to monitor equipment performance and predict potential failures before they occur. By analyzing real-time data, it identifies patterns and anomalies that signal wear and tear or inefficiencies and triggers alerts for maintenance staff to address the issue. Predictive maintenance differs from preventive maintenance in that it is based on the actual condition of the equipment, rather than a time-based schedule.

The Benefits of Predictive HVAC Maintenance

Predictive maintenance provides a number of benefits for your HVAC system and your organization compared to conventional maintenance strategies:

  • Reduced energy use. Poorly functioning HVAC systems are typically less efficient, wasting energy. By analyzing data and spotting potential problems, predictive maintenance allows them to be addressed early before they become energy-wasting problems.
  • Lower maintenance costs. With continuous monitoring of system components, you avoid the risk of costly emergency repairs. Smaller routine maintenance costs are spread out over time. According to the DOE, predictive maintenance approaches can reduce maintenance costs by up to 30%.
  • Increased equipment lifespan. Over time, wear and tear and the accumulation of dust and debris impact system components and overall system performance. Using sensor data, AI algorithms can spot such issues and alert staff for appropriate cleaning, repair or replacement. This continuous monitoring and upkeep will help the system last longer.
  • Less downtime. With reactive or even preventive maintenance, you run a much higher risk of unexpected system failure, which can lead to time-consuming major repair or replacement. Predictive maintenance, by contrast, alerts you to system failures before they occur and can decrease downtime by up to 45%, according to the DOE.

Leveraging the Advantages of Predictive Maintenance

Implementing a predicting maintenance program involves careful planning and follow through. Assess your HVAC system and identify high-priority equipment, such as compressors, chillers and air handling units. Equip units with IoT sensors to collect data on key metrics, such as temperature, vibration and airflow. Choose an AI-powered computerized maintenance management system that collects, stores and analyzes data.

Set target thresholds for key metrics to detect anomalies and trigger alerts. Train staff to use the data appropriately and adjust algorithms to improve data quality and prediction accuracy. You can also integrate your AI-maintenance platform with your building automation system and use the data-driven insights to save more energy, improve indoor air quality and increase occupant comfort.

By taking advantage of the latest smart technologies, you can reduce your operating and maintenance costs and optimize the performance of one of your most critical business assets.
